• The Port Authority of Valencia has approved an agreement that will make available to citizens and the City Council a port area of more than 195,600 m2.
  • Next week, the PAV will start the conditioning actions in the space of the old factory of Moyresa – Bunge.

Valencia, February the 23rd 2018. – The Board of Directors of the Port Authority of Valencia today approved the agreement with the City Council of València for citizen use of the port public domain located in the Nazareth area. The agreement has been presented by the president of the PAV, Aurelio Martínez, and the mayor of Valencia, Joan Ribó, who have been satisfied by an agreement that will transform the coastal border of Valencia in the south, creating what will be the third green space in the city, with more than 195,600 m2.

Aurelio Martinez explained that “in the PAV we are very satisfied with the agreement approved today by the Board of Directors, since it has taken many months of work and effort to reach it. The goodwill of both parties has allowed us to arrive here today with this agreement by which we put at the disposal of citizens and the City of Valencia a port space of more than 195,600 m2”.

Also, the president of the PAV has stressed that “next week, the PAV will begin work in the space that previously occupied the factory of Moyresa – Bunge with what the residents of Natzaret and will visualize that, indeed, they are performing actions of space conditioning”.

Aurelio Martinez also recalled that this agreement “is a very important effort for the PAV because they are port lands that we could have used for other uses but we understand that, with this agreement, we can resolve our border with the neighborhood of Natzaret. The land is still port land but we are going to dedicate it and allocate it to the citizens “.

For its part, the Mayor of Valencia, Joan Ribó, explained that “the agreement will change the entire south coast of Valencia and create the third green space in the city, a surface superior to “Jardín de Viveros”. Two large areas will be created: one that will be entirely a park, with the creation of the Mouth Park of approximately 64,000 m2 and a sports area of approximately 88,000 m2. ”

“This agreement – Ribó has continued – will allow creating a screen area between Natzaret and the port of Valencia and will energize the neighborhood, enhancing and dignifying it. Next week, the residents of the neighborhood will be able to see concrete things. ”

Among the actions that will begin next week, the Port Authority of Valencia includes cleaning, removal of debris and clearing of the land. Likewise, the current factory wall that defines the perimeter of the old Moyresa-Bunge will be replaced by the historic forging iron fence removed from the inner dock. Likewise, it is foreseen that the PAV will adapt the perimeter wall eliminating the upper fence of the wall with the recovery and starting the existing south gate and creating a new door facing the street Fontilles.

The key points of an historic agreement 

The Natzaret Special Plan will host all the agreements that the City Council and the PAV adopted at the time within the framework of the Advisory Council of the Port of Valencia and that include, among other actions:

  • Creation of the Mouth of the Turia Park

Configured downstream from the “Puente de los Astilleros”, with an area of not less than 86,000 m2, it was created with the aim of seeking an equivalent formal and functional solution in the “Parque de Cabecera” for the meeting of the “Jardín del Turia” with the sea.

  • Partial recovery of the amplitude of the old Túria riverbed

The old riverbed of the Turia, in the section between “Puente de Astilleros” and the start of the existing canalization work, will be extended by the left margin 20 linear meters in the transversal direction in order to facilitate the formalization conditions of this new sector of the Turia Garden. The landscaping project of this stripe will be carried out by the València City Council, while the execution will be carried out by the PAV, which will also undertake its closure on the north-east side.

  • Green corridor 

The special planning that the PAV will formulate will include a green pedestrian and cycling corridor that links the Mouth Park with the current corridor that, running through the Logistics Activities Zone, will allow the connection with the Punta and Pinedo areas. All this with the aim of contributing to the municipal initiative to ensure the best conditions of continuity and size of the green corridor that surrounds Natzaret by the northeast, linking all the maritime settlements from Malva-Rosa to Punta and Pinedo.

  • Creation of a Sports Facilities Area: 

Location of a sports and free space area, capable of being managed by an administrative concession, of an approximate area of 87,900m2 and qualified as a Sports Free Use Area (GEL 4). The Sports Equipment may be subject to administrative concession the owner of which will execute the rehabilitation works of the Benimar building, auxiliary constructions, sports courts and interior urbanization at their cost.

  • Creation of a Tertiary Area 

Located approximately on the site of the old facilities of ARLESA – after MOYRESA and in its last stage known as BUNGE – an area of tertiary use will be projected and in its case, partly also dotacional, with an approximate extension of 19,500 m2 and a buildable area of 25,000 m2. In this area, the PAV is committed to studying the feasibility of having a facility dedicated to professional training in logistics issues.

  • New access to the port (road and rail)

The layout of the new road access to the port will provide the minimum affection to Natzaret, so the road link to access the docks will be underpass under the main road axis and the railway, and will not invade to the west beyond the current fence of the Benimar enclosure, with the strict exception of the penetration to a maximum point of 30 meters necessary to develop the agreed route. The current roundabout will move 105 linear meters in a southeasterly direction to maintain the functionality of road and rail, enabling a better continuity of the Turia Garden for the new Mouth Park.
